Today's Real Estate market is flooded with "investors". Although there is potentially a lot of money to be made investing in real estate right now, there is also the risk of losing money if not spent wisely.  Finding the right property

Location! Location! Location! I know you have heard it before but LOCATION is everything when investing in Real Estate. When you find a property that you like, ask your Realtor to research the recent home sales in the neighborhood and surrounding areas. Ask about the DOM (Days on Market) when talking with your Realtor. Great locations in the Huntsville/Madison area typically sell within 30-60 days of being listed if priced right.

There are several different places to start looking for potential properties. Ask your Realtor for access and information about HUD homes, Bank Foreclosures, VA Properties, and other investment properties:

Hud Foreclosures 

Buying HUD Foreclosures can be a great way to get started in the investment business. To purchase these homes you must use a qualifying Broker (or Realtor) to place a bid for you on the HUD homes website. Owner occupant bids are usually taken over a 10 day span with the bid deadline ending at midnight the following Sunday. If a winning bid was not selected then the property is relisted and bidding becomes open to investors as well until a satisfactory bid is made. There is no way for you to see the other bids until the winning bid is selected and posted on the HUD website.

OCWEN Properties

Ocwen properties are usually listed with a Real Estate Company and can be found on www.ValleyMLS.com. When purchasing a property from Ocwen you will need to contact a Realtor to obtain the proper paperwork to submit your offer through the listing company. Offers are taken over a 10 day period and reviewed all at once. If there are no acceptable offers submitted during the 10 day period then the property will remain for sale by the listing company and offers will be reviewed as they are presented.

Bank Foreclosures

Bank owned properties are another great source for finding neglected properties that may have hidden potential. Contact a Realtor for more information about bank owned properties, or fill out the form below and we can send you a list of bank owned properties in the surrounding areas.

Auctions

Real Estate auctions are growing in popularity for investors looking to find a good deal. However, sometimes these auctions can get competitive and the property ends up selling for close to market value or more. You can find advertisements for auctions in the local paper or by contacting a Real Estate Auction company in your area.

Wholesale Buying

Buying Real Estate wholesale is by far the best way to turn your investment into a nice profit. If you are looking to 'flip' houses fast and for top dollar then this is probably your best option.
